Biography

I focus my practice on business transactions and disputes. Love working with international clients. In 2017-2019 I spent two years living and working as the senior counsel in the Middle East, advising C-suite executives on quarter-billion-dollar PPP projects. My clients either live in the US and do business abroad, or they are foreign nationals investing in the US. I have experience in international business transactions in Canada, Western Europe, Eastern Europe, the Middle East, and Asia. I also represent clients in federal court, having been admitted to several federal courts and a federal trial bar in the US. 

Our law firm has been set-up to represent clients effectively and remotely for several years. This is not a new COVID-related adjustment for us. 

As for my personal bio, I have lived or spent months at-a-time in Riyadh, Ukraine, Italy, France, Cyprus, Mexico City and other incredible places around the globe. It is so wonderful when I get to meet my clients in person and for the first time long after I began to represent them, but simply because our paths have crossed in their locale. Safe to say, I love to travel. I also love, live and breathe pickleball. I am out on the courts playing every single morning (7am start), unless I have a conference call with you or a court hearing (smile).

Q. If a realtor says a home does not need flood insurance, but actually does after signing a contract, can we get out of it
A: Florida does not have flood disclosure laws. Therefore, it depends what your real estate contract says and what the Seller’s Property Disclosure Form says. It covers a variety of property conditions and risks, including: structures, appliances, termites, water intrusion, flooding drainage, sinkholes, lead paint, mold, asbestos, roof condition, and zoning issues. Seller might have marked that s/he does not have knowledge or does not have information about some of these risks. If Seller claims they did not have flood insurance in the past (maybe because they did not have a mortgage) or because the property is located high enough. You might want to enquire about an elevation survey, and if it wasn't done, get it done. If it shows the property is built high enough, you may get an exemption from flood insurance. Good luck.
Q. Can a creditor of mine put a lien on a house that my wife and I own together? It’s our primary residence.
A: It depends if the home has a homestead exemption, and what type of creditor. Only a debt related to the home (i.e., mortgage or a contractor fixing your roof) may be placed as a lien against a homestead property. During a bankruptcy any junior lien to the first mortgage will be wiped out unless there is a surplus after the sale to cover other creditors in the order of priority. Again, debt unrelated to the home cannot be collected from the homestead property. Good luck.
Q. is name of preparer and 3x3 block.required on a florida deed
A: Yes, preparer's name at the top left is a requirement. Not exactly sure what you are trying to compare but legal ID is a number. Grantor's name must be the actual full name of the person or entity, which should match the name of the grantee from the immediately preceding deed. And yes, you must have a legal description, just copy it from the property appraiser's website. This is an important document for typically a very large purchase. It is not a complicated form but it is technical. If you are unsure how to complete it, it is best to get a professional to prepare it for you. Good luck.
